PREDEVELOPMENT AND DISPOSITION

The redevelopment of a 15 acre site along the I-270 corridor from suburban office park to an 844 unit New Urbanist community with a parking garage and 23,000 square feet of retail was approved for overall redevelopment and then divided into three phases of development and each phase has been implemented separately. Alexandra Stroud, as project manager for the master developer, while working for another firm, managed the entitlement and rezoning process with the City of Rockville, refinanced the entire project in order to fund the predevelopment costs and infrastructure costs of the project and managed the sale of the first and second phases of the project (a total of 552 residential units). Phases one and two were sold to Gables Residential.
